WHAT IS CONDENSATION?

Signs of damp on white wall in home

Condensation is probably the most common form of dampness. This is caused by warm air generated by our living habits when breathing, bathing, washing, cooking, eating, and drying clothes. To put things into perspective, two people on average contribute 9-12 litres in a day alone from their day to day living activities. Before this additional moisture is created, there are 5 litres in the air already. Warm air contains moisture and as the air temperature cools, what’s known as the 'dew point' is created. This is when the vapour becomes too heavy and condensates on cooler surfaces, creating liquid water that can often be seen on bathroom windows and tiles.

The residual moisture created, if left or unmanaged for a long period of time, leads to mould growth and rotting, destroying décor, clothing and often leaving a musty smell. The air may also feel heavy, which isn't good for your health, especially for children or anyone with respiratory issues.

Condensation is typically a seasonal issue in the UK from October to April as the outdoor temperatures begin to drop and internal temperatures rise however, this can impact properties all year round. JDN Property Services Ltd is here to help you manage condensation and limit the negative impact it can have on buildings across Scotland, whether in Glasgow or close to our base in Wishaw.

HOW DO WE DEAL WITH CONDENSATION?

As the lifestyles of our clients across Glasgow and Edinburgh vary immensely, condensation can be managed in many ways. The end goal, however, is reducing the moisture available to the air and achieving the correct balance between moisture and ventilation. This means lifestyle changes which can be difficult to do and can often be a delicate subject. Here are some small changes you can make to help:

  • Have shorter showers or baths

  • Vent any tumble driers

  • Refrain from drying clothes internally

  • Heating the home on a low heat throughout the day rather than opting for shorter bursts at an extremely high temperature

Depending on how bad it is, mechanical intervention may be required. Our surveyors can identify what's best for your needs and advise you on what to do next.

"Was passed Jon's details through our estate agent as damp was discovered during a home report. Jon managed to fit me in and complete the full assessment and works within 2 weeks to allow the property to go on the market. Extremely tidy and professional service back by a 30yr guarantee. Jon's advice is honest and tells how it is whereas others likely to include hidden costs or sell something not needed. Would highly recommend and will use again if needed for any property maintenance.”
